How much are the HOA dues?

When are the HOA dues late?
Payment is considered late if it is received after the end of the month. We use the date received, not the date postmarked.

What is the late fee?
$25.00

What is the Administrative Collection Fee?
The fee is $25 per letter.

Can I pay my dues with auto draft?
No. There are 3 options for payment:
1. By check — mailed or dropped off at the Equity office.
2. By money order — mailed or dropped off at the Equity office.
3. Bill pay through your bank. A check is mailed; make sure you allow enough time for delivery.

Do I need to write anything on my check?
Yes. Write your address on your check. Please make the check payable to Spring Creek Terrace.

Do I need to fill out the Owner & Resident Information sheet every time I get one?
Only if information has changed or if the form has been revised.

Although our role does require us to send letters regarding violations and process files that are delinquent, the ultimate goal of our work is truly to protect and enhance the value of your investment!

We strive to be viewed as a partner not only with the board of directors, but with the homeowners as well.   • Maintain and Oversee HOA website (www.springcreekterrace.net)
  • Mow and Maintain all common areas including retention pond area
  • Collect assessments and other fees
  • Collect special assessments
  • Deposit all income
  • Provide follow-up contact to delinquent; provide necessary documentation
  • Pay authorized association bills
  • Provide copies of paid association invoices upon request
  • Transfer funds to or from reserve account with board approval
  • Prepare monthly income and expense statement
  • Prepare cumulative income and expense statement
  • Provide check register (disbursement journal)
  • Arrange for preparation of tax returns (by CPA)
  • Coordinate CPA review/audit
  • Attend regular board meetings
  • Prepare written management report for board meetings
  • Handle member telephone and written correspondence and requests
  • Prepare and mail violation notices
  • Administer requests for property modifications and alterations
  • Prepare and distribute meeting notices to members
  • Plan and prepare annual business meeting
  • Distribute annual meeting minutes
  • Maintain member roster
  • Work and meet with association attorney
  • Provide training and education for new board members and personnel
  • Provide new property owners with welcome information
  • Prepare status letters and resale certificates
  • Maintain association financial files
  • Maintain HOA board and committee files
  • Process and administer insurance claims
  • Obtain bids and execute maintenance contracts
  • Monitor performance of maintenance contracts
  • Review common areas and other property
  • Maintain 24-hour answering service for emergencies

What do my HOA dues NOT cover?
1. Exterior maintenance including building, grounds and parking lot.
2. Insurance, property and liability pertaining to the exterior.
3. Exterior security lighting.
4. Garbage, water and sewer for common areas.
5. Pest control for common areas and exterior of homes
6. Interior repairs.
7. Repairs to interior from roof leak or neighbor’s water leaks.
8. Repairs to your deck.
9. Doors, windows, and screens.
10. Mailbox.
